Who Is Behind HOA BluePrint?
Built on Experience. Focused on Good Governance.
Serving on an HOA board is a responsibility that deserves understanding, clarity, structure, and thoughtful support. That belief comes from more than two decades of hands‑on experience working with associations, board members, and community professionals across the country.
This website was created to bridge the gap between good intentions and effective governance.
Who’s Behind This Work
I bring over 23 years of experience in the community association industry, working with homeowner associations in multiple states and across a wide range of community types — from small, self‑managed associations to large, professionally managed communities.
Throughout my career, I have worked closely with HOA boards, guiding them with the following:
- Governance challenges
- Financial planning and budgeting
- Enforcement and compliance issues
- Board turnover and continuity
- Risk management and insurance situations
- Vendor oversight and contract decisions
I hold the Professional Community Association Manager (PCAM®) designation, the highest professional recognition awarded by the Community Associations Institute. This designation reflects a commitment to education, ethics, and professional standards within the HOA industry.
I currently serve as a Branch President for one of the largest national HOA management companies, leading teams that support associations and board members every day. That role provides an ongoing, real‑world perspective into the challenges boards face — not as a theory, but as part of daily operations.
Why This Website Exists
After years in the industry, one truth has remained constant:
Most HOA boards don’t struggle because they don’t care, but they struggle because they lack consistent structure and clear process.
Board members are volunteers. They rotate in and out. They inherit decisions and documents. They are asked to make serious choices without always being given the tools to do so confidently.
This website exists to change that.
The goal is not to replace attorneys, managers, or other professionals — it’s to help boards:
- Understand their role and authority
- Follow consistent governance practices
- Ask better questions
- Document decisions appropriately
- Reduce confusion, conflict, and unnecessary risk
Good governance shouldn’t depend on who happens to be serving this year.
A Practical, Board‑Focused Philosophy
Everything offered here is grounded in a simple philosophy:
Strong boards rely on structure, consistency, and documented process.
When boards:
- Clearly understand fiduciary duty
- Follow established procedures
- Treat issues consistently
- Document their decision‑making
- Act in good faith
They are better equipped to serve their communities and protect both the Association and volunteer leaders.
That philosophy informs every kit, workbook, policy, and tool provided on this site.
Designed for Boards… Not Just Professionals
These resources are intentionally:
- Written in plain language
- Structured for real board meetings
- Designed for volunteer use
- Neutral and non‑alarmist
- National and state‑agnostic
- Compatible with professional management and legal advice
They reflect real‑world experience, not abstract guidance.
A Commitment to Responsible Governance
This site is built on respect for:
- Volunteer board members
- The communities they serve
- The professionals who support them
The goal is not perfection — it is reasonable care, thoughtful process, and confident leadership.
Having spent a career working alongside board members, I deeply respect the time, effort, and care it takes to serve a community well. This site is here to support that effort — with practical tools, clear guidance, and a steady governance framework boards can rely on.
